A Certificate of Eligibility, or COE, confirms whether you meet VA service requirements. The lender separately reviews credit, income, occupancy and the property. A COE is an important starting point, but it is not a mortgage approval.

Many eligible borrowers can purchase without a down payment. However, a lender may require one in some circumstances, including an appraisal below the purchase price or limited remaining entitlement. Confirm the amount needed for your specific loan rather than assuming that every VA transaction is zero down.

No. VA loans do not require monthly mortgage insurance, but closing costs still apply. A VA funding fee may also be due unless you qualify for an exemption. Ask for a breakdown of upfront costs and the effect of financing any eligible fee into the loan.

VA provides exemptions for certain borrowers, including those receiving qualifying service-connected disability compensation and certain surviving spouses. Other eligibility categories also apply. Have the lender verify your exemption status with VA; military service by itself does not mean the fee is waived.
